What is pre-construction anti-termite treatment (PCAT) and why is it done before the slab pour?
PCAT is a chemical soil barrier applied to the substrate before concrete is poured, saturating the ground under and around the future slab so subterranean termites cannot reach the structure from below. It has to be done at this stage because once the slab is cast you can no longer treat the soil beneath it — the only access is gone. It is the single most cost-effective termite intervention for any UAE villa or low-rise.
How long does the treatment last and what warranty do I get?
A correctly applied PCAT barrier protects the structure for 8 to 10 years from a single application, after which it can be renewed. We back the work with a warranty and provide a documented handover certificate to your project engineer. The treatment is recorded with photographs and GPS-tagged evidence, so there is verifiable proof the barrier was applied to the full footprint.
Does PCAT meet Dubai Municipality and engineering handover requirements?
Yes. Our PCAT process is aligned to Dubai Municipality specification DM-PH-NA-S04 and produces the documentation engineers and authorities require at handover, including the treatment certificate and the photo and GPS-tagged record. This makes it straightforward to satisfy project sign-off and gives the developer defensible proof that anti-termite measures were completed before slab pour.
Is PCAT really cheaper than treating termites after the building is finished?
Significantly. PCAT is priced at roughly AED 4–6 per square foot of foundation footprint as a one-time cost, whereas post-construction termite remediation means drilling through finished floors, injecting under slabs and repairing structural and cosmetic damage — many times the price and far more disruptive.
