Yes. Pests seem to spread between floors no matter what we do — why?
In a tower the shared infrastructure is the problem: plumbing risers, ventilation shafts, bin chutes and electrical conduits connect every floor and act as highways for cockroaches and rodents. Treating individual apartments alone never resolves this. We bait the riser and maintenance shafts directly — no resident visit needed — and fog the bin chutes monthly, attacking the routes pests use to travel rather than just the units where they're seen.
What's covered by the building contract versus paid per apartment?
The monthly tower contract covers all common and shared areas — lift lobbies, corridors, basements, risers, bin chutes and the exterior façade — which is where building-wide pressure originates. Individual apartment treatments are handled on-demand: residents request a visit through the building portal and that unit service is billed separately. This split lets the owners' association control common-area risk while residents arrange their own units as needed.
How do you manage access and NOCs across a whole tower?
We coordinate directly with the FM team and security on tower NOC and access management, scheduling common-area and riser work around resident routines and arranging escorted access to plant rooms and shafts. For mixed-use towers we align with both residential and commercial tenancy requirements, and we add a bi-annual exterior façade treatment for spiders and wasps that accumulate on high-rise glazing and balconies.
