Pest control for villas

Villa pest control is more complex than apartments because every property has its own micro-environment — gardens that attract ants and mosquitoes, garages that harbour rodents, AC condensate trays that breed mosquitoes, and wooden structures vulnerable to termites. PestMan's villa programme covers all of these in a single visit, with optional quarterly maintenance for high-end communities in Dubai, Sharjah and Abu Dhabi.

FAQs

Frequently asked questions

The questions villas operators ask before signing a service contract.

Does a villa treatment cover the garden, garage and outdoor staff rooms too?
Yes — a villa programme is whole-property by design. In one visit we treat the interior, the garden (granular ant and a dusk fog for mosquitoes), the garage and store (rodent stations), and any outdoor maid's or driver's quarters, which are a common entry point for cockroaches and bed bugs. Pricing scales with plot size, from around AED 400 for a compact villa to AED 800+ for large compounds in communities like Emirates Hills or Al Barsha.
How do I know if my villa has termites, and what does treatment involve?
Tell-tale signs are mud tubes on boundary walls, hollow-sounding skirting or wooden doors, and discarded wings near windows after humid nights. If we confirm subterranean termite activity we apply a soil-injected chemical barrier (Termidor SC or Premise) around the foundation and at plumbing penetrations, and issue a treatment certificate. We recommend an annual termite inspection for every villa, as Dubai's sandy soil and shared garden boundaries let colonies spread between neighbouring plots.
Why do I keep getting mosquitoes in my villa garden even after fogging?
Fogging only kills adults flying at that moment — it does nothing to the larvae. The real source in UAE villas is standing water: AC condensate trays, plant saucers, decorative fountains, blocked rain gullies and irrigation pooling. Our villa service combines dusk fogging with source-reduction — treating breeding spots with larvicide and advising on drainage — which is the only way to get lasting control through the May–October mosquito season.
Is a one-off villa visit enough, or do I need a maintenance plan?
A single visit clears an active problem, but a villa's garden, garage and boundary walls are constantly re-exposed to ants, rodents and mosquitoes from the surrounding environment. We recommend a quarterly maintenance plan for most villas — it keeps the perimeter protected year-round and works out cheaper than repeated emergency call-outs. Families with infants can request eco-friendly, reduced-chemical formulations on any plan.
